Before you leave for the season

Furniture covered with sheets in a closed-up house, with mold staining near the baseboard

Water damage in a seasonal or vacant home in Vero Beach is usually found late. A slow leak runs for weeks with no one there to hear it, and by the time you walk in, water has reached the subfloor, the walls and the cabinets. The musty smell at the front door is often the first clue.

A home like that needs more than a quick dry-out. We map how far the water went, remove what cannot be saved, and check for mold in places you cannot see. We also record what we find, so you have it for your insurer and your property manager.

You return to a musty smell or visible stains

Why empty homes here are at risk

Many homes in this area sit empty for months while owners are up north. Warm weather and high humidity keep going without anyone home, and if the AC is turned off to save power, mold has a head start even without a leak.

A water heater or a supply line that fails while nobody is home can run for the whole absence. One slow leak can end up wetting every room on the slab, which is why a walk-through matters.

Signs you came home to a leak

  • A musty smell the moment you open the door
  • Warped baseboards or cabinets
  • Stains on a ceiling or a wall that were not there before
  • A water bill that is high for an empty house
  • Floors that feel soft or look discolored
  • Mold spots on walls, window sills or in closets

How we handle a long-running leak

  1. Stop the water. Shut off the main valve. If you cannot find the leak, leave it off and we will help trace it.
  2. Do not turn on the AC yet. If it smells of mold, a running system can spread spores through the ducts. We advise based on what we see.
  3. Find the full extent. Moisture meters and thermal imaging check every room, including closets and cabinets, since long leaks travel.
  4. Remove and dry. Materials that stayed wet for weeks often have to come out. The rest is dried with air movers and dehumidifiers.
  5. Mold check and report. We look for mold behind baseboards and in the wet areas, and give you readings and photos for your records.

What to tell whoever checks the house

A musty smell, a stain, a damp baseboard or the sound of running water are all reasons to call. Ask your caretaker to look in the garage near the water heater and under the kitchen sink. Leave the main valve location and the water heater shutoff on a card by the door.

If you rent the house out for part of the year, add the same instructions to your guest information. Guests are often the first to notice a smell or a wet spot, and they need to know who to tell and where the main valve is.

Questions about seasonal and vacant home damage

InsuranceWill insurance cover a leak that ran while I was away?

It depends on the policy and how long the property was vacant. Some policies limit coverage for leaks that run a long time or for vacant homes, so read yours and call your agent. We cannot promise coverage. We hand over readings and photos so your insurer can see the timeline.

MoldIs mold certain after weeks of water?

It is very likely. Mold can begin to grow within 24 to 48 hours, so weeks of damp materials give it plenty of time. We check for it before any repair.

SafetyIs it safe to go into the house?

Usually yes, but turn off the water first and stay out of rooms with sagging ceilings. If there is heavy mold growth, limit your time inside and call us.

CostWhat does cleanup cost after a long-running leak?

More than a fresh leak, because more materials are wet and more of them may need to come out. The price still depends on the area, the water category and the drying time, and we assess the house before we estimate.

Drying timeHow long does a long-running leak take to dry?

Longer than a fresh one. Wet framing and slabs hold water, and many of these jobs run more than a week. We take readings daily.
